Estimator / Quotations Expert – Flooring and Cladding

Job Overview:

We are seeking an analytical and detail-driven Estimator (Flooring & Construction) to prepare accurate cost estimates, material take-offs, and quotations for commercial and residential projects. The role involves interpreting architectural drawings, site plans, and client specifications to calculate precise material quantities, validate supplier pricing, and optimize project costs through efficient layout and waste management.
You will collaborate closely with suppliers, installers, and franchisees to ensure accurate pricing, material availability, and compliance with relevant building codes and Australian Standards. The position also supports franchisees with technical measurement validation, reporting, and ongoing KPI tracking to drive performance and profitability.

Key Responsibilities:      

  • Review architectural drawings, site plans, and customer specifications to prepare detailed take-offs and cost estimates.
  • Calculate material quantities based on measurements (m2, lineal metres, and waste factors).
  • Prepare itemised quotations covering materials, labour, freight, underlay, trims, adhesives, and accessories.
  • Validate supplier pricing and maintain up-to-date material cost databases.
    • Factor in installation complexities, substrate preparation, and delivery logistics
    • Identify opportunities to optimise yield and reduce waste through efficient layout planning.
    • Interpret floor plans using digital take-off software (MeasureSquare, PlanSwift, FloorRight, or AutoCAD) – Training can be provided if any of these systems are not familiar.
    • Apply product-specific knowledge (e.g., broadloom carpet width 3.66 m, plank sizes, tile coverage, etc.) in measurement calculations.
    • Assess subfloor conditions and installation constraints remotely based on photos, site notes, or client feedback.
    • Analyse freight and delivery implications when estimating (particularly for large or multi-site projects) – Ensuring contractual freight inclusions are not ‘hidden costs;.
    • Liaise with suppliers, installers, and internal stakeholders to confirm pricing and availability.
    • Assist franchisees and sales teams with pricing strategies, product selection, and margin optimisation.
    • Review project variations, remeasurements, and scope changes for approval.
    • Support franchisee with claims & processes through technical measurement validation.
    • Maintain reports and actively engagement with personnel on activity
    • Maintain structured quote templates, take-off records, and supporting documents.
    • Develop and maintain KPI’s for Franchisee reports for staff meetings
    • Ensure compliance with relevant building codes and Australian Standards (e.g., AS 1884 for resilient flooring, AS/NZS 2455 for carpet installation).
  • Participate in periodic audits to validate estimate accuracy and post-installation variances.

Requirements:

  • Strong understanding of flooring installation methods, willingness to learn SQM, Lineal Metre rates and variations in product ranges for all types of difference jobs.
  • Proficiency in digital estimating software and computer skills.
  • High attention to detail, numeracy, and accuracy in measurement
  • Ability to interpret architectural plans and specifications confidently
    • Working knowledge of freight calculation, palletization, and logistics cost modelling (Preferred)
    • Formal training or practical experience in: Building and Construction, Diploma of Building
    • Design, or Degree in Quantity Surveying / Construction Management. (Preferred)

Working Conditions:

  • Overtime expectations – Overtime as required by pre-approval – Holiday penalties applied
  • Work environment – High paced environment working with various other remote and local workers, main focus on fast response and customer satisfaction.
  • Travel requirements – Travel may be required as part of this role in both training or team building exercises both in Australia or Philippines.
  • On-call responsibilities – Only during EOFY reconciliation & ensuring bank payments are ok
  • Special conditions or requirements – Ability to work weekends highly regarded, willingness or ability to obtain international passport also highly regarded.

Evaluation and Review:

  • Reviews will be conducted on a 6/12 month basis and bonus or salary reviews will be recognised
  • Employees (Unlikely) but may be required to intermittently travel to Ortigas, BGC or Taguig for seminars or additional training on occasions.
